THE PROPERTY
Property consists of 2 adjoining parcels (8,800 sq.mts. & 9,200 sq. mts.)
Phase 1:
a) Construction of Gas Station, Food Court, Convenience Store and Liquor Store are now finished and awating Certification to open for business. This is expected before February 1.
b) Contruction of the Car Wash, Quick Lube and Auto Repair Center will start once construction financing is replaced with long term funding.
Estimated replacement value: $3,750,000 (Permits take 3 years in Costa Rica)
Once Car Wash Etc. is completed value will exceed $4,250,000
Note: Gas Stations do not fail in Costa Rica and are considered on of the safest if NOT THE SAFEST investments. PERIOD. Government controls prices and therefore all stations charge the same. Gross Profit margins on gasoline are locked in and the same for all. (Presently for Regular 47.27 cents/gal)
CASH FLOW PROJECTIONS: (Business plan with 5 years projections is available to qualified parties).
INVESTMENT OPTIONS:
1- Purchase Phase 1 land (Auto Center) for $3,500,000.00. This would include the Gas Station, Food Court and C-Store on the full 8,800 sq.tms (2.174 acres).
2- Purchase a lesser amount of land thereby reducing total price. In such event, present Owner would develop the remaining Auto operations.
3- Purchase both parcels totaling 18,000 sq.mts. (4.446 acres) which includes 1,100 sq.mts. (12,000 sq.ft.). Self Storage and rental space. Price and terms to be negotiated. Would consider Joint Venture. |
